If an APMS-approved pet damages your property and the repair cost is not covered by the security deposit, we will provide skilled labor from RPMC to repair the damage at no charge. Limits vary between management plans.

Minimum 12 Month Tenant Tenancy

We guarantee that any APMS-approved resident will remain in your property for at least 12 months. If they do not, we’ll replace them and waive the leasing fee.

100% Satisfaction

If you’re not fully satisfied with our service, you can cancel anytime.

28-Day Tenant Placement

If we can’t find a resident to sign a lease within 28 days, we will waive your first month of management fees. Certain conditions apply. Please contact us for more information.

Eviction Protection

If we must evict a resident for non-payment of rent, we will cover the cost of filing the eviction and waive all management fees until rent is collected. If we do not recover rent, then no management fees are due.

Property Damage Protection

My experience with Advantage Property Management has been excellent. Many property management companies can be unresponsive-if you can even get a hold of a person to speak to. As a renter, if you have an emergency sometimes you want to talk to a real person! Renting under Advantage I have found everyone to be very personable and responsive. I have dealt with Michelle, Victoria, and Paige individually and they have always been helpful, compassionate and eager to find solutions to problems. The whole team works together and communicates. In this day and age customer service and clear communication is very hard to find and I feel that Advantage Property Management delivers on all fronts.

I have lived at the Hayes Avenue apartments in Livermore for one year. Russ (owner) and Paige (my account manager) are very detail-oriented, responsive and personable. During the initial property assessment, Russ went over the leasing process, analytical data for rent estimation and roles and responsibilities of APMS. The information was very helpful for a first time landlord like myself and Russ did a great job answering all my questions/concerns. My wife and I were able to put our anxiety aside and believed we were in good hands with APMS. And we were right about it! In about a month, my condo was rented out, which was surprisingly fast considering Jan/Feb are typically more challenging to rent out a property. I highly recommend APMS!

I recently needed two faucets fixed in my apartment. The repair staff came within a few days & efficiently replaced both faucets. I forgot to take out everything under my kitchen sink, but the staff pulled it out and even put it all back after the work was done. I could not have been more pleased with this repair and have been fully satisfied with all other work done in the past. The staff is both efficient and personable.

Michelle an Paige were absolutely wonderful, responsive and compassionate! I highly recommend APMS. From the tenant side, these young ladies were so efficient. We were sent documents quickly and I absolutely felt a priority in this situation. After signing the lease we were also provided with moving tips and phone numbers to local services and utility's. This was by far a superior service provided in a hot market. Kuddo's to you girls!

To APMS, &Staff Michelle & Russ Crowley are the Greatest rental services for both tenant and owners. As owners of a condo in San Ramon valley, we find them to be exemplary, professional, reliable and on top of it all.. We have been clients of theirs for 8 yrs. When our home burned down in the Sonoma Wild Fires, Oct 17. APMS was open to any questions we had in needing a rental until our rebuild. Even tho Sonoma was not in their rental community. I have had wonderful experiences with AVPM. They provide excellent customer service. We had our heater go out and they sent a technician as soon as they possibly could. When they weren't able to come out for a few days Michelle offered to drop off a portable heater to keep us warm!! I love the online portal - it makes it easy to pay rent as well as log service requests.
